  • Desktop analysis utilising proprietary GIS site finding software to filter site parameters including – Topography, Hydrology, Proximity to HV Line/Terminal stations, Flora and Fauna and existing projects (constructed and in development)

2. DUE DILIGENCE

  • Detailed Title and Plan searches identifying any restrictive covenants or caveats

  • Establish & identify registered proprietor

  • Determine owner interest & approval for physical access

  • Market review with local real estate operations

  • Review of aerial imagery and overlay with identified environmental and planning constraints

  • Review and analyze all matters of State and Commonwealth interests affecting the site;

  • Summary of planning approval pathway including risk analysis and timeframes

  • Detailed market sounding and early demand assessment

  • Detailed Site Validation Report of shortlisted properties

3. FEASIBILITY

  • In-field reconnaissance of selected property/properties

  • Physical inspection of selected property/properties to identify any potential impediments to the proposal

  • Initial face to face meeting with property owner to commence formal commercial terms negotiations

  • Approach statutory authorities and other key stakeholders for preliminary discussions to identify potential local planning, infrastructure and/or public opinion issues

  • Economic and financial modelling of shortlisted development options

  • Strategic and detailed business case development to obtain funding for the proposed development

OUTCOMES

  • Signed Heads of Agreement which includes all key commercial terms and conditions of the proposed tenure agreement

  • Summary report

4. ACQUISITION

  • Note: The outcome of the above process is a secure long-term lease, however, the outcome of the “acquisition” and “documentation management” phases of the process can just as readily be for:

    • option to lease;

    • option to purchase; or

    • option for easements

5. DOCUMENTATION MANAGEMENT

  • Management of registration process in consultation with your legal representative

6. STAKEHOLDER ENGAGEMENT

7. PLANNING AND ENVIRONMENTAL APPLICATION APPROVALS

  • National Strategic and statutory planning services (NSW, QLD, ACT, VTC, WA and NT) to provide you the optimum planning approval pathway

  • We engage and manage the specialist consultant team for technical studies (biodiversity, hydrology, traffic and agricultural, heritage, archaeology etc)

  • Landscape design and visual impact assessment and 3D/VR modelling of the cumulative visual impacts

  • Social Economic Community Assessment to identify and assess potential social and community impacts of your project

  • Project Management of planning and environmental approvals process to provide you timely planning and environmental approval

  • Assessment and signing of Environmental Impact Statement by a Registered Environmental Assessment Practitioners (REAP) as required by the Department of Planning and Environment (NSW only)

  • Exploring opportunities and strategies development to improve ESG outcomes including biodiversity and community

8. POST APPROVAL

  • Manage the discharge of consent conditions with statutory authority working with your EPC to bridge the gap between planning and the construction phase of the project

  • Planning Approval modifications to your proposal as may be required due to changing technologies and construction requirements
